Local Builders

Local builders are crucial in forming the physical environment and social structure of communities. They possess the skills and know-how necessary to build the houses, shops, and other buildings that characterise our communities. These builders are deeply rooted in the community and have a thorough awareness of the architectural styles, building regulations, and regionally specific environmental issues. Beyond building actual structures, they are important because they create environments that represent the values and cultural character of the community, promoting a feeling of pride and belonging among its members.

Local builders frequently create trusting relationships with their clients by focusing on quality craftsmanship and offering a personalised approach. By using ecologically sound building methods and locally sourced materials, they minimise the environmental impact of their projects. Their presence is a testament to their commitment to sustainable practises. Beyond their technical proficiency, these builders support other small businesses in the area and boost the local economy by creating jobs.

Our Top Tradies directory has a strict process for accepting only qualified tradespeople who can provide the relevant proof of qualifications, professional memberships and insurance. Good builders will be members of the Federation of Master Builders (FMB) or the National Federation of Builders (NFB), so always check this with any builders before they do any work on your property.

Builders costs

The costs for builders can vary greatly depending on location and the type of services you require, see our cost guide below:

Frequently asked questions about builders

Builders usually offer a wide range of services, from larger construction jobs to small repairs. Typically, a builder will provide these building services:
  • Foundation and framing
  • Masonry
  • Structural work including extensions, conservatories etc.
  • Loft conversions
  • Garage and outer building construction
  • Renovations and remodels of kitchens, bathrooms etc.
  • Demolition
Some builders specialise in a specific type of building work and some will offer a broad range of services. Builders might also include plumbing, roofing and landscaping outdoor space.
Rates for builders can vary and depending on the job, they may charge an hourly rate or a daily rate. The hourly rate for a builder is usually around £30 to £60, and day rates range from around £150 to £350. The level of expertise required for the building work should determine the cost, for example, more basic labouring work will be a much lower day rate than a highly skilled builder doing a complex extension.
The cost of an extension depends on the size of the extension, how many storeys it will be and the cost of building materials used. Typically, building an extension will cost £1,500 to £2,500 per m². Therefore, a 30m² extension would usually cost in the region of £45,000 to £75,000 plus VAT. Your local builder should provide you with a quote before they do the work.
You do not require planning permission for an extension if you build within your permitted development rights. Generally, the type of work that will not be within your permitted development will be work near a boundary, near a road or at the front of the property.
The process of building an extension will usually take somewhere between 8 to 14 weeks. More complicated work like building two storeys or where the building design has some complex features will take longer. How big the building team is will have a large impact on how long the job takes, as one builder will be much slower than a team of 3 or 4.
You could ask other tradespeople or neighbours who have had building work done for their recommended builder but that can take a while. Find the best quality builders in your area by entering your local town into the search tool to see all the best builders near you.
